30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What's Marquis Seven Meadow's pet policy

    We are a pet friendly community! Two pets are allowed per residence. Cats and dogs are welcome, but exotic animals are not permitted. We do not have weight limits, but some breeds are restricted, including Chow Chow, Doberman, German Shepherd, Pit Bull, American Bull, Terrier Bulldog, American Bulldog, American Staffordshire Terrier, Presa Canario and Rottweiler.

    All pets must be registered with the office and a pet addendum must be on file. Please contact the office if you have a service animal or an emotional support animal (ESA). All city ordinances also apply.

  • What are the costs associated with having a pet?

    We understand how important pets are to our residents, and the fees we charge help provide and maintain a pet-friendly community with amenities for these furry four-legged companions to enjoy. A non-refundable $300 pet fee and $20 monthly pet rent is required for each pet.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    - Administrative Processing Fee: $6
    - Valet Trash: $30
    - Pest Control: $5
    - Amenity Fee: $5
    - Water: Based on usage and billed in addition to your monthly rent
    - Electric: Based on usage and residents will need to create a utilities account
    - Pet: If applicable, $20 per pet
    - Detached Garage: If applicable, $150-$175 Monthly
  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications.

    After you have finished your application, you will receive a confirmation email with preliminary approval.

    In order to make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marquis Seven Meadows as your new home! Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in.
    Action items include:
    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your utilities accounts and renters insurance
    5. Setting up your move-in appointment.

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.
  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marquis Seven Meadows! Before your move-in date, we will ensure that all required action items have been completed as outlined in the Welcome Home letter. Following this, we will schedule a move-in appointment for you. On your move-in date, we will provide you with a move-in packet containing important information you need to know. Furthermore, we will hand over your keys to you so that you can begin the process of moving in!
  • As a resident, where will I park? What about my guests?

    Thanks for your question! Here's some information about parking:

    - Parking is available for residents on a first-come, first-serve basis.
    - Residents also have the option to lease a detached garage for $150-$175 per month.
    - Guests are allowed to park in designated visitor spaces throughout the community.
  • As a resident, how will I receive packages?

    Packages are delivered directly to residents' doors by the designated courier delivering the package.
  • What school district is Marquis Seven Meadows in?

    Students at our community attend the top-rated Katy ISD schools. Depending on their grade level, students will go to Bonnie Holland Elementary, Beckendorff Junior High, or Seven Lakes High School.
